The project:

Le Lieu Dit, a project by ARZEL, redefines hospitality through a focus on local engagement, sustainability, and an innovative approach to guest experiences. Positioned as a "no-star" hotel in Nantes, it prioritizes simplicity and community integration over traditional luxury. The hotel offers essential comforts like top-notch bedding and Wi-Fi while deliberately omitting TVs, minibars, and telephones to encourage social interaction and shared experiences in communal spaces.

Key features include a commitment to the circular economy, with over 60% of furnishings sourced from recycling or reconditioning. Dining is central to the concept, highlighted by a pizza restaurant serving locally sourced Neapolitan-style pizzas and a grocery store offering natural wines and regional products. Activities extend to hosting events, surfboard rentals, and workshops, further embedding the hotel into the local community.

Sustainability is a core value, seen in practices like renovating existing structures, offering a “less than 100 kilometers” breakfast of exclusively local products, and implementing water-saving measures such as shower hourglasses. The hotel also supports cycling by forgoing parking facilities and integrates low-tech solutions to reduce its environmental footprint.

Le Lieu Dit's operational model emphasizes optimizing value through food and beverage services, which account for 50% of revenue, compared to 40% from rooms and 10% from retail. Its innovative approach resonates with locals and visitors alike, fostering a sense of belonging and cultural connection. By championing optimism, kindness, and awareness, Le Lieu Dit showcases hospitality as a vibrant, sustainable, and community-centered industry.
